Foundation Repair – Acton, Massachusetts
Problem:
Over a five year period, homeowner noticed that one corner of their attached garage continued to settle. Cracks were developing in the foundation, and the garage door was not closing properly.
Engineering Design:
Stephens Associates Consulting Engineers performed the geotechnical study, and found the garage to be founded on fill soils. The fill soils extended to about ten feet below grade.
Project Details:
Northeast Helical installed 16 underpinning piles to both support and raise the structure. The piles were installed with hand-held equipment, and the piles extended to 20 feet below grade. In one area, the piles encountered obstructions about 4 feet below the foundation. Upon excavation, Northeast Helical discovered that buried tree stumps were obstructing the piles. Considering the garage was built in the 1970’s, a thirty year period would reduce the wood stumps enough to where a void is created underground, adding to the foundation settlement.
